This minimalist and transitional home in Midway Hollow was built by Chris Sandlin Homes, a fourth-generation builder who has worked 13 years in the D-FW area. The home at 3842 Dunhaven is a five-bedroom, four-bathroom and one half-bathroom property with a black-and-white color palette and minimalist details.
With his background in custom building, Sandlin has had clients who will buy his spec homes before they’re completed so they can get in on the design and customize the home without the legwork of building an entire home from the ground up.
“Somebody could come to me and put their own stamp on the project, even though it’s already in the works,” he said.
With this in mind, he focuses on making the homes transitional but with traditional elements that keep them timeless. Lately, he’s focused on open floor plans, flexible rooms, tall ceilings, and lighter and brighter colors.
This home, which was recently sold for around $1.2 million, has an office and the primary suite downstairs. On the second floor, there’s a large game room with a wet bar.
Rachel Norris, an agent with Dave Perry-Miller who sold the Dunhaven listing and frequently works with Sandlin, said the primary bathroom and walk-in closet have a luxury feel. She likened the bathroom to a hotel and the closet to a storefront in Highland Park Village. The bathroom has a gray color palette with white cabinets, a shower with a seat inside, and a freestanding tub set next to a tile accent wall and metallic finishes.
“Chris is really offering luxury, but you can still get in at the $1.3 [million] mark,” Norris said.
Though the home was completed in June of this year, Sandlin said the buyers made some minor customizations in the process by adding bookshelves and changing wall colors.
Norris said the benefit of working with a builder like Sandlin on a not-yet-completed home gives buyers the ability to collaborate and make their home suit their preferences from the start, without the stress of building an entire custom home. She said building a home from scratch can be time-consuming, like a full-time job, but collaborating on a project midway could be the best of both worlds.
“They feel involved without it consuming their lives,” Sandlin said.
